Painting your home by yourself might seem like a great idea when you consider the money you will save, but skipping out on hiring a professional may end up costing you down the road. Take a look at some of the most common mistakes DIY painters make on home projects before deciding to do it yourself:

Mistake #1 – Skipping the Prep Work

One of the biggest differences between DIY painting and professional contractors has to do with preparation. As a homeowner, you’ll want to jump right into your painting project. However, a lot of cleaning, caulking, and taping must be done first to ensure a high-quality finished product.

Mistake #2 – Using Cheap Paint

At the very least, cheap paint can increase your work time by requiring many coats to achieve the right color. Cheap paint also has a shorter lifespan and tends to chip and peel very easily.

Mistake #3 – Overbrushing

Too much brushwork can leave your walls with an unsightly texture. This is also true with wooden doors, cabinets, and trim.

Mistake #4 – Choosing the Wrong Color

Lime green might be your favorite color, but that doesn’t mean it’s the best shade for your formal dining room. Choosing the right shade for your project is more involved than just finding a color you like. You’ll want to make sure the color will flow with the rest of the home as well.

Mistake #5 – Using Cheap Painting Tools

Dollar store paint brushes and rollers might be great for your budget, but they’re bad for your project. Cheap brushes will often leave bristles on your walls, and rollers can leave little pieces of lint in the paint, both compromising the quality of your paint job.

Mistake #6 – Not Using Primer

Primer provides a smooth surface for the paint to adhere and helps create a more attractive finish. A lot of paint nowadays comes with primer already mixed in, so there’s little excuse to avoid this step anymore.

Mistake #7 – Choosing the Wrong Finish

The finish of the paint you choose should depend on which room in the house you are painting. Matte finishes are good for bedrooms, eggshell is best for the dining room, and high or semi-gloss finishes work well in the kitchen.

Bloomfield Hills Painters

Pictured above is an example of what our Bloomfield Hills Painters can do!

As the seasons go by year after year, the exterior surfaces of your home are exposed to its two worst enemies; sunlight and moisture. If you don’t have a preventive maintenance program in place, these two elements will keep money draining out of your wallet.

Here’s the problem with moisture and sunlight. When surfaces are painted, the paint film is resistant to water contact from rain and dew. The problem is when moisture gets between the surface and the paint film. The paint film weakens when loss of gloss occurs. Due to the exposure of UV rays, the life cycle of the paint film is reduced. The loss of gloss is a sign of deterioration and can be represented by “chalking”. This is one of the most common problems since the sunlight breaks down the paint’s binder leaving the pigment as powder on the surfaces. The heat of the summer and cold of winter makes the surfaces expand and contract. A good paint film will withstand the changes in temperature due to its flexibility properties.

Professional painters will always have your back when it comes to keeping your house in tip top shape; as such here’s our handy guide to the most common problems that arise on the exterior of your home, and the causes.

Description: Patterned cracking in the paint film resembling the scales of an alligator.

Causes: (1) Application of a hard drying topcoat over a non-drying coating; (2) The top coat drying too quickly from being in the sun; (3) Natural aging of oil-based paints. As temperatures fluctuate, the constant expansion and contraction forces result in the loss of paint film elasticity and eventual cracking.

Description: Bubbles resulting from localized loss of adhesion and lifting of the paint film from the underlying surface.

Causes: (1) Painting a warm surface in direct sunlight; (2) Application of oil-based or alkyd paint (oil based) over a damp or wet surface; (3) Moisture escaping through the exterior walls; (4) Exposure of latex paint film (water based) to a dew, high humidity, or rain shortly after paint has dried, especially if there was inadequate surface preparation.

Description: Formation of fine powder on the surface of the paint film during weathering, which can cause color fading. Although, some degree of chalking is a normal, desirable way for a paint film to wear, excessive film erosion can result in heavy chalking.

Causes: (1) Use of an interior paint for exterior application; (2) Use of an alkyd based paint (oil). In general, alkyd based coatings will chalk more than their latex counterparts. Use a latex coating if the structure is subjected to severe sun exposure.

Cracking / Flaking

Description: The splitting of a dry paint film through at least one coat, which will lead to complete failure of the paint. Early on, the problem appears as hairline cracks, later flaking of paint chips occurs.

Causes: (1) Older substrates with multiple layers of paint; (2) Over-thinning the paint or spreading it too thin; (3) poor surface preparation, such as not using a primer over bare surfaces prior to the painting; (4) Painting under cool or windy conditions that make latex paint dry too fast; (5) Use of low quality paints, which will not adhere properly and have poor flexibility.

Description: It is often seen as a white fluffy deposit of salt crystals on cementitious wall surfaces. It depends on the presence of salt and moisture. The growth of crystals will continue as long as both are present. The salts are present in the mortar blocks or concrete structure and the moisture is usually attributable to some building defect. When emanating from mortar in brick or block buildings, efflorescence will appear as narrow bands corresponding to mortar joints.

Causes: (1) Failure to adequately prepare surface by removing all previous efflorescence; (2) Excess moisture escaping through the exterior masonry walls from the inside; (3) Insufficient curing time for new cement or mortar.

Description: Premature and/or excessive fading of the paint color, which often occurs on exterior surfaces facing southern and western exposures. This is relatively easy to see because hidden areas such as eaves will not usually fade. Fading/poor color retention can also be a result of chalking of the coating.

Causes: (1) Colors will fade slightly when exposed to intense sunlight; (2) Use of an altered paint, leading to rapid degradation (chalking) of the paint film; (3) Use of paint colors that are vulnerable to UV radiation, most notably, lighter reds, yellows and oranges.

Mildew and Algae

Description: Black, gray, or brown spots or areas found on the paint film or caulk bead.
Causes: (1) Continuously high humidity or dampness. As the humidity increases, mildew growth becomes more rapid; (2) High average temperature; (3) Poor ventilation. Still air increases mildew growth on any surface that provides a nutrient, even dirt; (4) Mildew occurs more often on light colors of paint film. colors that do not absorb the sun’s heat provide a surface for mildew growth. Dark colors become hot and discourage mildew growth; (5) Cement based products are more prone to support algae growth.

Description: Paint or coating lifting from a surface due to poor adhesion. Peeling may involve one or several coats.
Causes: (1) Excessive moisture in the substrate – more likely if paint is oil based; (2) Painting over a dirty surface; i.e.-wax, mildew, grease, chalk; (3) Inadequate surface preparation; (4) Applying an oil based paint over a wet surface; (5) Earlier blistering of paint – see blistering; (6) Use of poor quality paints.

Tannin Staining

Description: Brownish or tan discoloration appearing on the paint surface due to wood tannins migrating from the substrate through the paint film. Tannin staining typically occurs with “staining woods,” such as redwood, cedar and mahogany, or over painted knots in certain other wood species.

Causes: All woods, but especially red-colored woods, contain a water soluble dye called tannin. Tannin is not soluble in most solvents. Application of latex topcoats directly to these red-colored woods may develop a red-colored stain on the finish coat. If the dry film is intact and discoloration occurs at a later date, then staining is being caused by water moisture within the board wall. This moisture will migrate and eventually carry staining substances from within the wood to the surface of the paint film.

If you are in need of exterior painting for your house, the 3 most important things to remember:

1) Hire professionals – Painting the exterior of a home is a much more in depth process considering many situations need to be taken into account. Its exposed to a multitude of elements, like sunlight, moisture, temperature, etc. Professionals like know when its the right time to paint your exterior, in addition to providing solutions for non-weather related conditions (poor ventilation, improper staining, painting over a wet coat, not prepping the surface, etc).

2) Do not skimp on paint quality! A high quality exterior paint will last much longer.

3) Preventative measures are worth it – Routine maintenance of your house’s exterior paint every 2-5 years is suggested.

When should I paint my home’s exterior?

Many homeowners wonder when the best time of year is to schedule exterior painting projects. While exterior painting can be done at nearly any time during the year (under the right conditions), spring is arguably the best time of year to take care of outdoor projects.

Six reasons to schedule your exterior painting this spring!

  1. Recover quickly from winter damage – The harsh winter weather takes a toll on your home’s exterior. If your paint is aging or damaged, water can enter materials and cause rapid damage. Scheduling an exterior painting project in the spring is a good way to get your home cleaned up right away and protected from the elements.
  2. Exterior painting is best done before other outdoor projects – If you have landscaping or gardening work around the house, why not get the painting done first so you don’t have to worry about working around new plants or keeping paint out of fresh mulch?
  3. Moderate temperatures allow for ideal curing – The mild spring temperatures are the optimal temperature range for proper curing of exterior paints. Exterior painting should be done in temperatures over 50˚F but before it gets too hot. If applied on hot summer days, paints may dry too quickly, preventing the formation of a good paint film.
  4. Look great for the summer season – Washing away the winter mud and mildew and getting a fresh paint job is the perfect way to get your home looking sharp for the summer BBQs and block parties. Improve the curb appeal of your home and be ready to entertain summer guest by scheduling your exterior project this spring!
  5. Free up your summer schedule – When the gorgeous summer weather kicks in, your schedule will be filling up with gardening, sports, or other pursuits. Knock the painting off your spring to-do list early and enjoy your summer knowing that your home looks great and is in good condition!
  6. Prepare your summer home in advance – By scheduling your painting project in the spring and getting your summer property ready for the season ahead of time, you can avoid interruption and hassle.

Rochester Hills Residential Painting

Coming home to a freshly painted residence is a good feeling – it seems new, feels clean and is a more comfortable place to live. However, almost without notice, the house becomes “lived-in”; smudges, scratches and dirt can appear on walls over time– and the negative impact on the aesthetic of your home can happen without even knowing it.

There is research indicating that one’s surroundings can affect the ability to relax and feel comfortable. Something as simple as the color on the wall has been shown to affect mood, attentiveness and the amount of time spent in a particular room. Interior and Exterior Painting can help to increase comfort, heighten mood and enhance the home’s curb appeal – in a cost effective way.

Friends, neighbors, and potential buyers all take notice of your home. The polished look of a well painted home will have a positive impact on their perceptions. If you own your home and are trying to sell or lease it, a professional house painting can increase your property value.

But can you have your house painted and live in it at the same time? Hiring experienced and professional residential painters will relieve much of the worry associated with repainting a home. They can provide color matching service, advice on which colors will work best and how to get the job done with the least interruption to your life.

Here are some guidelines to help you find the right residential painting contractors:

    • An established company – Some painting companies are hasty and do a shoddy job. Ask for customer testimonials and to see examples of the company’s work. Established companies want to make sure your needs are met and that you are completely satisfied.
    • Enough staff to do the job properly and efficiently – For a small home, you do not want 10 people painting a 1,000 square feet. Similarly you don’t want just two people painting a beachfront estate.
    • Free Quotes – Professional residential painting contractors will be able to accurately estimate costs without too much effort – and stick to their price.
    • Quality materials – Many house painters will use inferior grade paints to save money. Make sure the paints used are of superior quality and are durable.

Painting your home can benefit your lifestyle, improve curb appeal and increase the value of the property. The right painting company will do the work for a reasonable price and keep interruptions to a minimum. The benefits of residential repainting far outweigh the costs.

Rochester MI Exterior Painting

Pictured above is an exterior painting project in Rochester MI.

Exterior house painting is a great way to maintain and beautify the wood siding on a home, but it’s important to do things correctly. By making exterior painting mistakes on your home, you may suffer the consequences: a shortened life for your brand new paint job.

Here’s how to avoid the seven most common exterior home painting mistakes:

1. Smooth rough edges on old paint. Good surface preparation is vitally important when doing any kind of house painting. After scraping away loose, flaking or peeling paint, the old coat that remains will probably have rough edges. If these edges aren’t sanded properly, the new paint will flow over them in a very thin coat, creating areas that are vulnerable to failure.

2. Prepare weathered wood properly.  Painting bare wood that has been exposed to the elements for even a few weeks can lead to cracking and peeling after only a year or two. This problem can be avoided by thoroughly sanding the weathered wood, then priming (see tip #3), before painting.

3. Use primer.  Almost any exterior paint job will benefit from a coat of primer, but it’s especially important to prime wood that has not been previously painted. The same holds true for any unpainted wood — either because it has peeled or flaked off, or because of rigorous scraping and sanding during surface preparation.

4. Correct moisture sources behind the wood.  Moisture seeping from behind can result in blistering and peeling. Careful caulking can resolve most of these issues. Among the areas to check are open seams at corner joints and anywhere windows and doors abut the walls. Splits or cracks within the siding should also be sealed with paintable siliconized acrylic caulk. If any wood seems structurally unsound, it’s wise to call in a pro to make sure it doesn’t have to be replaced.

5. Apply paint at the proper spread rate.  Paints perform best when applied at the recommended spread rate. Trying to economize by either thinning it out or applying it in too thin a coat can invite a variety of early failures, most notably, cracking and peeling; it can also result in greater susceptibility to mildew formation.

6. Apply latex paint in the right weather.  Applying latex paint when the outside temperature is very cold can keep it from adhering properly; on the other hand, applying it in extremely hot weather can impair the durability of the paint film. Painting when rain is expected within 24 hours or so, or when heavy dew is expected, can also lead to early paint failure.

7. Use the correct type and quality of exterior paint.  It goes without saying that outside surfaces should be painted only with exterior paint. But the type of product used is also important. Top quality 100% acrylic latex provides the best overall performance, and the best protection against premature failure when applied to properly prepared wood surfaces.

Myth: “My walls are smooth, I don’t need a primer.”

We get it, you don’t want to waste money on the primer. However, using a primer goes beyond creating a smooth surface to paint. A primer can actually help paint stick to the wall better than it would over an older coat of paint, which means the paint will chip less and last longer. Plus, it just looks so much better.

Myth: “I need to tape all of the edges.”

Not so! Yes, tape is a great tool to use when catching drips and creating perfect lines. However, applying the tape and making sure it’s perfectly smooth does take a ton of time. So if you don’t need it (and you’re confident about your painting), just skip it!

Myth: “I really should paint two coats.”

Forget it; don’t waste the money. Especially if you’re first applying with a primer! Depending on the paint brand you choose, you can easily get away without painting multiple coats. However, if you aren’t using a primer and going from a darker color paint to lighter, it would be good to paint a second coat.

Myth: “Painting the ceiling makes the room look smaller.”

That’s right, paint away! But it’s not totally recommended to paint the entire room one color. Although accent walls are on the out-and-out, it may be worth considering an accent ceiling. Painting the ceiling a touch or two darker than the color you are using will actually make a room look taller. Not sure how to get the job done?

Myth: “I’m selling the house, I don’t need to paint.”

A fresh coat of paint can do wonders when it comes to selling a piece of property. Most people buying a home aren’t looking to renovate it a ton, unless it’s a “fixer upper” type of situation. They are looking for something that is move-in ready. Having a fresh coat of paint will help exponentially with the selling process.

Myth: “It’s just paint, I don’t need to fix anything.”

Paint doesn’t cover up the issues that you’re having with your walls—they are still there, and need to be dealt with! Before you set that primer on the walls, be sure to check for any damages. Here’s how to do an interior paint prep, as well as an exterior paint prep, before pulling out the paint cans.

Top 5 Reasons to Hire a Professional Painter

Today it’s easier than ever to stay current on home design trends. Whether it’s on Pinterest, Instagram or HGTV there is plenty to look at and the trends are constantly evolving. The simplest way to change the look in your house is to update the paint color(s). A room’s wall color is also the foundation for the rest of your interior design. Do you have a new paint color in mind and are ready to give your room a fresh update. Now comes the hard decision. Should you paint yourself or hire a professional painter?

Rochester Hills Painting Service

Pictured above is one of our beautiful exterior painting jobs in Rochester Hills, MI.

The benefits of painting yourself are obvious. It’s cheaper. It’s a free workout. You get to brag to all your neighbors, I painted this all myself. While we agree, these are great benefits, there are also some big reasons why it makes sense to hire a professional painter. Here are Top 5 Reasons to Hire a Professional Painter.

While it’s awesome to be able to say you’ve painted it all yourself, a professional painter can paint perfect. Remember a professional does this day in and day out. They correctly prep your walls and know what types of paints work best in which areas in your home. For example, did you know there are specific paints you should use in your kitchen and bathroom(s)? They contain a mildew fighter. Correctly prepping and using the correct paint ensures your paint will last longer.

The final product of a professional painter looks perfect for a reason. They know what areas to tape and what type of tape to use with which paint. Professional painters also have years of experience cutting (cutting in is painting just the surface you want – for example painting the wall up to where it meets the ceiling). They won’t leave splatters on your woodwork or runs on your walls.

Sure, it seems like you could knock out painting your living room on a Saturday but did you take into consideration the amount of prep work you’ll have? Or how many corners, windows and other details you’ll need to cut? What may actually end up taking you a week, a professional could probably get done within a day or two. A professional will get the room done in the allotted time and there won’t be any loose ends. I.e. – I’ll get those spots touched up eventually.

They’re called a professional for a reason. They have a system down in addition to the right tools to get the job done and done right. They’re also dedicating entire work days to your project until it is done. On a larger project, a professional company can also allocate additional resources as necessary.

The Right Equipment

Painters have all the correct tools for all different types of paint jobs. In addition to having the equipment, they know how to use it. They know the best brushes and rollers to use with different types of paints. They also have high-quality drop clothes to protect your home. Equipment costs can quickly add up when you take on your own paint job.

This is important when selecting the right person or company to paint your home. Ask them if they are licensed and insured to do the job. If any issues would arise during the process a licensed professional will be able to correct the problem and cover those added costs. They will also ensure the job is done correctly if for any reason the job isn’t done to your satisfaction a licensed professional should ensure it is corrected to your satisfaction. A licensed professional’s insurance will also cover any costs should a safety incident occur at your home.

Rochester Hills Painters

There are certain tasks and chores in life that few of us would think about carrying out on our own – fitting a new engine into the car, re-wiring your home’s electrical system, cutting down a 60-foot tree in the garden or tiling the roof. When such jobs need doing, we tend to call a professional, knowing they’ve got the tools and experience to do the job properly, safely and efficiently. So it seems strange that so many people think that house painting and home decorating is something they can do themselves and expect a good result, even if the last time they painted something was in a high school art class.

The truth is that painting is actually a highly-skilled job, and getting a professional, long-lasting finish on your internal and external walls, only comes with experience and insider knowledge – of paints, techniques, color management and preparation. So if you’re thinking about painting your house, here are some reasons why you should bring in a pro.

A better quality finish

The main benefit of hiring a professional painter is the quality of the end result. While anyone can splash some paint on the walls, doing a proper job requires expertise and preparation. A professional painter will take time to prepare surfaces, so that paint adheres properly and there results will be smooth and long lasting. This may involve stripping old paint, filling in holes, sandpapering rough areas and then masking fixtures, furnishing and fittings that need to be protected from splashes. A professional also knows what primer is best for walls, and what type of paint is right for each surface and type of room.

Safety comes first

Some paints can put out dangerous fumes that could potentially harm your pets and family. A professional painter will have precautions in place when applying or removing such paints. It can be physically risky too. When you’re painting outside, you have to be careful as two or three story buildings will require the use of ladders. It takes experience to not only secure these safely but also to be able to concentrate and do a good job when you’re perched 30 feet above the ground. As well as ladders, professional painters also make use of scaffolding and harnesses if needed – something that your everyday joe probably has little experience with.

Specialist knowledge and vendor benefits

Do you know about the local building codes and regulations and how they could affect your new paint job? Do you know where you can buy the best quality paint at the cheapest prices? The chances are you would have to answer “no” to these questions. But a professional painter will know about any rules regarding painting in the locality and will have long working relationships with paint and home improvement merchants. They’ll also be able to get a better range of paint so you don’t have to pay high markup prices.

The tools to do the job

A professional painting company owns equipment that many homeowners will have never even heard of, let alone know how to use. These include paint sprayers, scaffolding, speciality rollers, pipe painters and much more. Of course, it’s possible for homeowners to hire such things but they don’t generally have the expertise to use them. And contractors don’t just have the tools, they work together with professional team members who can help them get a job done quickly and efficiently.

Save your valuable time

We all have jobs and responsibilities, and at the end of a long day, or at the weekend, when time is precious and you have other people calling on your time, the last thing you want to do is change into your overalls and start painting. By contracting this work out to a professional, you save this time for yourself and your family. And this doesn’t just include just the painting time, but also the preparation work and cleanup. Of course, hiring a contractor will be more expensive than doing it for yourself, but as you will end up with a professional finish, that lasts longer, you may end up saving money in the long run. Especially, if when doing it yourself, you end up having to do touch up and make overs or clean up splashes and spillages.

Licence and insurance

Professional painting contractors are fully licensed and insured and bonded. So in the unlikely event of there being an accident in your home, you’ll be covered. You know that a professional painter will work to the terms of your contract and carry out work you’ve asked for and in a timescale you ask for. Contractors will also have completed programs relating to environmental, the handling of certain chemicals and paints.

Bloomfield Hills Interior Painters

Pictured above is one of our interior painting projects!

Painting the inside of your home is a cost-effective way to bring new life and change the mood of any room. The problem is that many people take on interior painting as a do-it-yourself project because they think it is simple and less expensive than hiring professional painters. Many end up with less-than-optimal results by making amateur mistakes. Once the mistake has been made, it can often require more extensive work at a greater expense to turn the results around.

Below are some of the most common mistakes do-it-yourselfers make and what to do to avoid them.

Failing to Prep the Walls – Too often, people go straight to painting without thinking about the dirt on the walls or any imperfections that might have occurred along the way. Paint doesn’t cover up major imperfections, and some types of soil can find their way through the paint even after it is dried. Before applying the paint, make sure the walls are clean, and that there are no pieces of chipped paint. Fill in any cracks or holes, and sand the patching compound once it is dry to create a smooth, even surface. Invest in genuine painter’s tape to give you clean, sharp edges.

Using Poor Quality Tools – If you purchase the lowest priced rollers and brushes for the paint application, don’t expect professional results. The tools you use to apply the paint should be sturdy and made for the type of paint application that you are using them for. The last thing you want is for your application tools to come apart in the middle of the paint job.

Not Using the Right Paint – Interior house paint comes in a variety of mixes and finishes, and each type is right for certain types of surfaces. Some paints have the primer mixed in, while others require you to apply primer before putting on the paint. You also need to know whether to buy a flat finish or a glossy one to get the impact you want. Areas with high traffic do better with glossy or satin finishes, unless you choose a paint that is made specifically for high traffic areas. If you aren’t sure which type of paint to buy, ask a paint professional before you buy.
